Quick Answer: Yes, if they are real offices with real people in them. A second location in a new city makes ranking there dramatically easier. Our 8-location client ranks top 3 in 7 of their 8 markets. But an address alone will not rank you, and virtual offices and PO boxes get suspended.
Does having multiple addresses help your SEO? Yes, if they are real. Google leans hard on physical presence to decide who shows up in local results, and a staffed office in a new city is one of the strongest signals you can send.
We run two offices in Broken Arrow, a few doors apart at 755 and 767 West New Orleans Street. We could run two Google Business Profiles. We do not, on purpose, and that decision explains when a second address matters and when it does nothing.
Why a Second Real Address Helps SEO so Much
A real second location proves to Google that you operate in that area. Google wants evidence, and a staffed office with a local phone number and real customers walking through it is about as strong as evidence gets.
The address by itself is not doing the work. A real location gives us something legitimate to build on: its own profile, its own reviews, its own page, its own presence. Google’s local ranking guidelines list distance as one of three pillars. A second location changes your distance to an entire market.
How Long Does a New Location Take to Rank On Google?
Usually about the same as your first, and often faster, because your domain already has authority to build on. The exception: sometimes it takes Google a minute to separate the two locations, and rankings sit flat while that sorts out.
Once Google understands they are distinct businesses in distinct markets, the second one climbs on the strength of the work you put into it.
Do You Need a Second Address to Rank On Google Nearby?
Probably not. Within roughly 50 miles, you can usually rank in nearby cities from your existing address. Across our clients the range runs 50 to 100 miles depending on the area, with 50 as the safe average.
Our office sits in Broken Arrow, a few miles from Tulsa and inside the Tulsa metro. We rank well in both from one address, and our Tulsa SEO page ranks on the strength of our site and profile signals, not a Tulsa address.
If we tried to rank in Los Angeles from Broken Arrow, the map pack is off the table. Google needs a physical location in that area to put you on the map, and we do not have one. Organic is a different story. You can build real location pages and rank for Los Angeles searches from anywhere, and we serve clients in markets like that. It is just a much harder climb without the local signals an address gives you. Ask whether a customer would find it reasonable that you serve that area. Google is asking the same question.
For winning nearby cities without opening anything new, we broke down the full strategy in our guide on ranking in multiple cities around Tulsa.
Can You Rank On Google Maps Without a Physical Address at All?
Yes, in areas near you. A service area business with no storefront can still show up on Maps in nearby cities, and it works best in less competitive areas. If your competitors also lack physical addresses, the playing field levels out. A strong presence built on reviews that mention the area, plus real pages targeting it, can get you visibility.
This does not extend to distant markets. Maps is built to send people somewhere, so the further you get from your actual address, the less likely Google is to show you at all.
In a competitive market, a business with a real address in that city will usually beat you. Possible, not easy.
Why We Don’t Run Two Profiles for Our Two Offices
Two listings a couple doors apart would not double our visibility. It would dilute us and confuse Google, and one strong presence beats two muddy ones.
If our second office were in Tulsa instead of two doors down, we would rank easier in Tulsa and hold it more consistently. That is true. We could do it.
We want our team next door, not in the next city. That is a business decision, not an SEO one. But it should tell you something that an SEO agency looked at a legitimate ranking advantage and passed on it. Our communication and client delivery matter more to us than having an easier time ranking.
Can You Rank a Google Business Profile With a Virtual Office or PO Box?
Never do it. We have talked to dozens of businesses running virtual offices and mailbox addresses, and it ends the same way.
We just talked to a guy ranking #1 off a UPS address. It finally triggered reverification. He could not get his rankings back. Years of authority gone because Google asked him to prove a mailbox was an office.
If you already have an active profile on a virtual address, do not touch it. Any edit can trigger the review that kills it. Run it as long as you can and start planning for a real address.
Google has gotten aggressive here, especially in industries full of fake listings. If you cannot pass a video verification showing signage and a real space, you do not have a location. You have a mailbox with your name on it.
An Address Alone Will Not Rank You On Google
In a tiny market with almost no competition, maybe you win Maps off the address alone. Anywhere real, you will not.
Our multi-location clients rank because every location gets treated as its own business:
- Its own Google Business Profile, fully built out and actively managed. Same standard we cover in optimizing your Google Business Profile.
- Its own page on your website, with unique content about that market. Not the same page with the city swapped.
- Its own local phone number, not a routing number to headquarters.
- Its own reviews, from customers in that market.
- Its own citations, consistent everywhere.
Use separate pages on your main site, not subdomains. Keep everything under one domain so the authority you build feeds the same site.
When Is a Second Location Worth It For SEO?
When it is in a genuinely new city you want to win. New market, new customers, real office, real staff. That is when a second address unlocks rankings you could not get otherwise.
Not worth it when the new spot is a few miles away inside the market you already serve. You are splitting your presence, not gaining an area.
If you are moving rather than adding, different playbook, different risks. Full process in our guide on changing your Google Business address without losing your rankings.
The Bottom Line
Multiple addresses help your SEO when they are real. A staffed office in a new city is one of the strongest local signals you can send. A fake address, a mailbox, or a second door down the street does nothing, or it gets you suspended.
Before you sign a lease for SEO reasons, ask whether you would open that location anyway. If yes, it will help your rankings a lot. If the only reason is to rank, put that money into the market you are already in.
